Tenants and rental period:
Tenant and total number of guests according to the booking confirmation. The tenant shall provide the landlord with a valid mobile number for the travel period. Arrival on the day of arrival can take place from 4:00 p.m. at the earliest; the tenant shall inform the landlord of the approximate time of arrival in the course of this. Departure on the day of departure must take place by 10:00 a.m. at the latest, unless expressly agreed otherwise.
Rental price:
The total rental price can be found in the booking confirmation. Bed linen, towels, electricity, heating and water are included. Use of the Wi-Fi, washing machine and dryer is free of charge.
Payment and cancellation conditions:
When booking directly with us via our website www.cosyfamilyhome.de:
Payment is done through our website using your credit card. Your receive a confirmation within a couple of minutes after payment. Your payment is facilitated securely by Stripe.
Cancellations can be made free of charge up to 48 hours after booking. For cancellations up to 30 days before the arrival date we charge 5% cancellation fees to cover our costs. A cancellation between 29 and 15 days costs 50% of the total amount of the booking. Cancellations within 14 days or less prior to arrival will be charged with the full rental amount.
When booking via booking platforms (e.g. FeWo-Direkt, Vrbo, Airbnb, Booking.com etc):
The method of payment and cancellation conditions for bookings via booking platforms can be found in the booking terms and conditions or the confirmation of the platform.
Residence regulations
We communicate primarily by email or through the messaging system of the respective booking platform. Please enable push messages for your email for your travel period, because we will communicate the access data and further information by email.
There are two free parking spaces on the property in front of the garage.
Access to the house is via a door code lock. The access data will be communicated to the guests shortly before arrival. Flexible independent check-in is possible from 4 pm at the earliest. The estimated time of arrival is to be communicated to the owner.
On arrival, provided registration forms are to be filled in.
Smoking is not allowed inside the house. If smoking outside of the house, cigarette butts must be disposed of in the black dustbin (to ensure that children do not get poisoned by it).
Pets are not allowed.
No persons other than those stated as tenants are to be allowed access to the house or garden.
Do not wear street shoes in the house.
To operate the heating, the home cinema system, the washing machine and the dryer, please follow the instructions provided in the online house manual (accessible via a link shared upon arrival in an email and though QR codes on the devices in the house).
Attention is to be paid to a reasonable volume, especially during evening barbecues in the garden.
The house and inventory are to be treated with care. In particular, no hot objects are to be placed on the antique dining table without a coaster. The tenant is obliged to inform the owners immediately of any damage, so that we can take care of it immediately. No deposit will be charged. The tenant ensures they have a sufficient liability insurance to cover any possible costs of any damage.
Waste separation must be observed:

Waste paper and cardboard (green bin in front of the garage).

Packaging: Plastics, metal cans, aluminium foil, drink cartons, etc. (yellow bin in front of the garage).

Residual waste: sweepings, hoover bags, nappies, medicines, ashes, cigarette ends, etc. (black residual waste bin in front of the garage).

Waste glass: waste glass container.

Organic waste: compost behind the house in the garden.
On departure, the tenants put the remaining dirty dishes in the dishwasher and leave the machine running. The rubbish is to be disposed of according to the waste separation and the refrigerator is to be emptied.
When leaving the house, the front door must be locked via the keypad of the door code lock.
The agreed departure time must be observed! This is 10:00 in the morning on the day of departure, unless otherwise agreed. Our cleaning team relies on this.
In the event of any failure of the equipment provided for free use, such as the washing machine, dryer, home cinema system, piano or Wifi, there is no entitlement to compensation. Please inform us immediately and we will try to find a solution.
The following applies to the provision of the Wifi for use (overview):

The tenant is responsible for the use of the WLAN in accordance with the valid law.

The Wifi in the holiday flat may only be used within the booked period.

The login data (user access and password) may only be used by the tenants and may not be passed on to third parties.

The permission to use the WLAN may be revoked by the landlord at any time.

The landlord reserves the right to block access to certain pages and internet offers.

If tenants conclude legal transactions via the Wifi network of the holiday flat, they are solely responsible for the resulting costs and obligations.

the tenant undertakes to comply with applicable law when using the Wifi and not to use the Wifi for the following purposes:
- distributing, making accessible or copying copyrighted material
- sending of harassing, threatening or defamatory content
- Sending of SPAM (mass notifications)

The landlord shall be indemnified against all claims, claims for damages and costs arising from unlawful use of the Wifi connection by the tenant.

Malware can get onto the device used through internet use. The tenant can protect his device with virus protection software.
